I inspected a house 3,100 sq ft. The new AC unit was visibly smaller than the other houses in the neighborhood. When I looked up AC model # it is 3 ton unit. Is that enough for size home?

My understanding from an HVAC friend is 1 ton is 750 sq/ft. It does matter if there is a basement. So a 3100 sq/ft house should have a 4.5 ton unit.

now that's a bunch of unjustifiable nonsense!

There are a lot of people out there that do nothing all day long but calculate heating cooling loads. It's quite complicated and basically there are no two houses alike.

I wouldn't recommend combining these people's jobs with your ancillary service of dividing the square footage by 750!

Anybody who has an HVAC friend who recommends this type of analysis should recommend that they go back to school...

Be careful when attempting to size an air conditioning unit as it is basically an estimation/approximation and many a time end up off the mark/inaccurate.

I would listen to the advise of referring the question of calculating to a state licensed professional because if you quote specific information on a general inspection you will be liable for the information right or wrong.
